  • The village operator owns the villa, and each resident signs a 99-year lease which is registered on the title. When you enter the village, you pay an ‘entry payment’ similar to if you were buying the villa. When you leave the village, you are entitled to 100% of the capital gain.

  • Yes. Cameron Glen can facilitate access to government-funded care, which can be provided to you in your own villa.

  • Yes, we can provide personal transport for a small fee.

  • Yes, of course. This is your home to live in and enjoy as you would anywhere else. We fully support and encourage visitors at Cameron Glen.

  • Also known as an exit or deferred management fee, it has benefits for both the resident and the operator. Firstly, it provides flexibility on the pricing of the incoming contribution by allowing the prospective resident to pay a reduced amount upfront while the operator holds onto the remainder until they leave. Secondly, as it’s the primary source of return on the operator’s investment, it ensures funding for ongoing capital costs of redevelopment and renewal within the village.

  • Residents are protected by a 90-day settling in period under NSW legislation. If you change your mind after moving in, you can give notice in writing within the 90-day period to terminate your contract without penalty. You’ll receive a refund of your in-going contribution in full once your villa sells (less fair market rent for the time you were in occupation).

  • No stamp duty is payable when moving into a Retirement Village.

  • Yes. You can continue to use the same care service providers or family support you currently use. Simply discuss your needs with your service provider.

  • Minor internal alterations can be made with the consent of management. However, when the lease is reassigned, management reserves the right to restore the property to its original condition at the resident’s expense.

  • All residents pay recurring charges to contribute towards the daily cost of operating the village. These charges may increase annually by a prescribed rate as outlined in your contract. Expenses you may incur separately include telephone, internet, electricity and contents insurance. It’s important to emphasise that Cameron Glen does not profit from any recurring charges. 100% of the fees contribute to property maintenance.
